What is the "Sell In One Week" System?

We plan to sell your home to the highest bidder through an open, friendly and honest Round-Robbin Bidding Process on a SUNDAY night after a 2-day Open House.

Since most people have never seen a house being sold by a round-robin, open-bidding process, you are probably wondering why we are doing it this way. Well the short answer is we're convinced that it produces a better result for the buyer and the seller.

This is NOT an Auction, but a muliple offer situation.  Via the Round Robbin process, we give each bidder an opportunity to supply their best and final offer, or drop out.  The final, highest bidder is sold the house and a contract is signed on Monday between both parties, and Escrow is opened at the title company.

We don't want a prolonged sales process. We have come to think that perhaps this method works better for both the buyer and the seller.

We know that thousands of homes have been sold using this method with great success.

So we decided to use this method to sell homes because:

     It involves about a week of hard work instead of potential months of sporadic selling visits.

     It encourages full disclosure between the Seller and potential buyers.

     We felt it was time we changed the way houses are marketed and sold.  So, we do not start high and come down (the old "Dutch Auction" method) - we start low and let the buyers' market determine the top price (the new "E-Bay" method).

      We believe that if we attract a reasonable sized buying pool, then this home will sell for a price that is fair both to the buyer and to the seller.  Therefore, we design and implement a high intinsity targeted marketing program designed to drive maximum traffic over a 2 day Open House Event.

       The sale process is entirely open. Buyers do not bid against the Seller, but against other bidders.

        Placing a bid does not make you liable in any way. You are under NO legal obligation as a result of the bidding process. You will have plenty of time to review the sale terms, consult with others, inspect the home, and obtain any necessary mortgage.

         The closing process is the same as in convential home sales.

          We honestly believe that if we do our job, that is, to provide full disclosure, market the home, to a reasonable sized buyer pool, and answer honestly all of your questions, then this beautiful home will sell for whatever the market will bear.
